This is a wonderful home and business to takeover: the 3 bedroom gîte sleeps 7 and generates a good income, while the owner's cottage has elegant, large rooms while retaining a cosiness that is enviable.
The location is incredibly peaceful, about 5 minutes drive from the centre of the village, which has a popular bar and a mini supermarket and a wonderful and very scenic swimming lake with a life-guard, and a well equipped children's play area.
14km to the popular town of L'Isle Jourdain, which apart from the usual shops and supermarkets, weekly open-air markets and a plethora of bars and restaurants, also offers endless fun for all the family around the river Vienne including towed buoys, baby skiing, wakeboarding, water skiing and then, if that is not enough fun, there is a zip-wire across the water, under the stunning viaduct, from which you can bungee-jump if you haven't had enough adrenaline by then.
50 km from Poitiers airport and 76 km from Limoges airport, both under 1 hour Read more ...
This delightful ensemble, consisting of two habitable houses fronting on a courtyard, with about 300m² of barns providing the third side, offers a sheltered and secure feeling of privacy and comfort, but there are also neighbours around so you are not completely isolated.
The three bedroom gîte is on the border of the property and you enter from the courtyard straight into a roomy SITTING ROOM (approx. 34m²) which has a traditional fireplace with a woodburning stove, and alongside, under the window, are two brick-built arches to store the logs in. There is also a large dining table and a desk, as well as plenty of sofas for watching telly.
The KITCHEN (approx.24m²) has a beautiful fitted kitchen at one end and another large dining table at the other. The stairs lead out of the kitchen to the first floor, arriving on a large and light landing which leads to three double bedrooms, all with their own private bathrooms. The MAIN BEDROOM (approx. 18m²) has a double bed, wardrobe and dressing table and the en-suite bathroom has a basin, loo and bath with shower over. The SECOND BEDROOM (approx 15m²) has twin beds and an en-suite shower room and the THIRD BEDROOM (approx 18m²) has a double bed and a single bed, and again a private shower room.
This house has been renovated with great care and attention to detail as well as excellent taste, keeping features such as exposed beams, stone walls, and stunning wooden floors, which enhance the character, so that this house offers really enchanting holiday accommodation where nothing has been overlooked. Outside is a terrace with table and chairs for the guests to enjoy their drinks and dinner in the evening sun.
There is a further room on the end of the gite, which the current owners use as a STUDY AND MUSIC ROOM (approx 19m²) which also benefits from a wood-burner for a lovely cosy ambiance in the winter, but also provides a private separate space which you can benefit from all year round.
The two bedroom cottage, lived in by the owners, is spacious and homely.
You enter directly into the KITCHEN (approx.35m²) which has an oil-fired range as well as an electric range cooker with gas hobs, and a double ceramic sink, which overlooks a private courtyard behind the house. The dining area is separated from the cooking area by a range of cupboards under a large expanse of worktop, ideal for creating culinary delights. The dining area opens up through french windows on to the private terrace behind the house, which is perfect for meals in the open air. Next door is the SITTING ROOM (approx. 36m²) has a Poitevine fireplace with a large wood-burner and with windows on both sides, giving beautiful light all day long. The stairs go up from the sitting room and bring you to the large landing with doors to the MASTER BEDROOM (approx 28m²) straight ahead which is a huge room with exposed beams and a lovely balcony, accessed through french windows, perfect to take the air first thing in the morning or last thing before bed. There is a SECOND BEDROOM (approx 12m²) on this floor and a family shower room.
The elegance and character of both houses continue into the grounds, which have large and splendid lawns and captivating private spaces to explore. There are fruit trees including fig and plum, and a poly tunnel to protect your tender plants in the spring. One can see that these gardens have been designed and nurtured by a keen gardener over the last 16 years, but the vendor now struggles to keep on top of everything and deserves a little respite in her later years.
