This 1948 house, renovated in 1974 and even more recently, is nestled high above the village, 500 m from the village of Chateauneuf de Gadagne. This house is ideal as a main or second home or for a bed and breakfast project, as there is an outbuilding in the grounds that could be converted into a studio or gîtes. There is also the possibility of extending the house. The village is part of Greater Avignon, 5 minutes from Le Thor and 10 minutes from L'Isle-sur-la-Sorgue. The house is close to the village centre, with all amenities within walking distance.
The house is ideal both for a retired couple, because of its proximity to the shops and the fact that it has 2 bedrooms on the ground floor, and for a family with children, because it has 2 additional large bedrooms in the attic with a small bathroom/WC. Your children or guests can have their own space.
The property has a slight overhang from the neighbouring house, which can be largely eliminated by installing privacy panels, as the land is already fully fenced. The view from the dominant position is very attractive.
The automated gate leads to the first parking area, where you'll find a carport, an outbuilding with a garage and a workshop with terrace and pergola. There is a second parking area next to the main house. The grounds cover an area of 1,655 m2 with a natural wooded area where a 3.5 m x 4.2 m semi-underground wooden swimming pool has been installed.
Around the house, in addition to a very large, very bright conservatory (with air conditioning), you have two terraces: a very large east-facing one accessible from the kitchen with an electric bioclimatic pergola, and a south-facing one where you have an outdoor jacuzzi.
You will need to do some work: finish plastering the low wall of the south-facing terrace, and review or treat the wood on the terrace for greater comfort. There is scope for additional construction on the plot, as you have a floor area coefficient of 0.3 for the ground floor (R+1), bearing in mind that 15% of the plot must be planted with greenery.
The fitted kitchen is semi-equipped with a hood, induction hob and dishwasher.
The house has an ECD of B. The house is heated by a pellet stove, supplemented by air-conditioning and a puits canadien, which allows you to heat or cool your home without impacting the environment, simply by using the outside air. This is clean, inexhaustible and free energy. Solar and photovoltaic panels are also used to produce hot water and electricity.
This house is very economical thanks to all its energy solutions. You have a 15 m3 water supply with a booster pump for watering the grounds (no automatic watering system, but a network of sprinklers throughout the grounds). The property tax is €1103.
You have an exterior camera and an alarm. A videophone that allows you to see who is in front of the gate and trigger its opening or closing. The house is built over a reinforced concrete crawl space. The attic is insulated with 30 cm of cellulose wadding. The windows and bay windows are double-glazed and the shutters are mainly SOMFY electric roller shutters. The electrics are new and have been completely redone.
There is a nursery school, a primary school, a private primary school, a crèche and a leisure centre. For the collège, you will need to go to Le Thor (access by school bus is possible) and for the lycée to L'Isle-sur-la-Sorgue (ditto).
